1. Who we are

Tampa Probate Leads is a product of Cedano Labs LLC ("we," "us"). This policy covers the Tampa Probate Leads website, the alert emails, and the information we process to produce them.

2. Information about subscribers

• Account and billing. Your name, email address, billing address and subscription status. Payments are handled by Stripe on Stripe's own checkout and billing pages. We never receive or store your full card number; Stripe shares with us only details such as the card brand, last four digits and expiry date.
• Messages. Anything you send us by email.
• Email delivery. Whether our emails were delivered or bounced, reported by our email delivery provider.
• Technical logs. Our hosting provider, Cloudflare, records IP addresses, browser type and request times to deliver the site and protect it from abuse.

This website sets no cookies and loads no analytics, advertising or social media scripts. Fonts are served from our own domain. Stripe's checkout and billing pages are operated by Stripe and covered by Stripe's privacy policy.

3. How we use subscriber information

We use it to provide the alerts, process payments, send trial and billing notices, answer questions, keep the service secure, and meet legal and tax obligations. We do not sell personal information and do not share it for cross-context behavioral advertising.

4. Who we share it with

We share information only with service providers that help us run Tampa Probate Leads, under contracts that limit their use of it: Stripe (payments), Cloudflare (website hosting), our email delivery provider, and the cloud server provider that runs our daily alert job. We may also disclose information when the law requires it, to protect rights and safety, or as part of a sale or reorganization of our business.

5. Information about people named in public records

Each alert includes information from public records: the decedent's name, the case number and filing date, the names of petitioners, a petitioner's mailing address when the filing lists one, and Property Appraiser data about the parcel, such as owner of record, site address, assessed (just) value and homestead status.

• We take this information from the Hillsborough County Clerk of Court & Comptroller's published probate filing files and from Property Appraiser or Florida Department of Revenue parcel data.
• We do not collect phone numbers or email addresses for the people named in filings, and we do not add information about them from data brokers or other sources.
• We keep archived Clerk files and match results for up to 24 months after the filing date so we can operate, audit and correct the service, and then delete them.
• Leaving future alerts. If you are named in a probate filing and do not want that filing in Tampa Probate Leads alerts, email support@tampaprobateleads.com with the case number or your name. We will exclude it from future alerts. We cannot recall alerts already sent, and the records remain available from the Clerk.

6. How long we keep subscriber information

We keep account information while your subscription is active. After it ends, we keep billing and tax records for as long as the law requires, and delete or anonymize the rest within 12 months.

7. Your choices and rights

You can ask us to show, correct or delete the personal information we hold about you by emailing support@tampaprobateleads.com. We may need to keep some records to meet legal obligations. To stop receiving alerts, cancel your subscription from the link in any alert. Depending on where you live, you may have additional rights under state law, and we will honor them as the law requires.

8. Security

We use encrypted connections, limit who can access data, and keep payment details with Stripe. No system is perfectly secure, so we cannot guarantee absolute security.

9. Children

Tampa Probate Leads is not directed to anyone under 18, and we do not knowingly collect information from children.

10. Changes

If we change this policy in a material way, we will email subscribers before the change takes effect and update the date at the top of this page.
